Our applicators work in Whitstable on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a 12-month guarantee.

  • Mastic that needs renewing before redecorating

Sand mastic for Whitstable homes and businesses

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Planning or listed building consent (your local planning authority decides)

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Sash and case windows

Sand mastic in Whitstable, done properly

Sand mastic does not last for ever, leaving gaps round the window. We rake it out and renew it so the surround looks right again. If you have mastic round period door frames that has failed and wind and rain getting in round a sash window, we can put it right, whatever the surface.

In a town like Whitstable, the windows on the most exposed side of a house take the brunt of the rain, and that’s normally where the sealant gives up first. It’s worth looking at every frame, not just the one that leaks.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Tenement and terrace windows

Where a building is shared, window work may involve neighbours, so check who is responsible first.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap is not the same all the way round. Sand mastic is shaped by hand to suit.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Housing providers, facilities teams and property managers book us too in Whitstable and across Kent. Several sites can go on one quote.

Frames and glazing around Whitstable

Whitstable is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Whitstable station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Schools such as The Whitstable School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Church of St John (Methodist), frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Whitstable questions

Is sand mastic in a coastal place like Whitstable any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Do you work for landlords with property near Whitstable station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you work in Whitstable?

Yes. We cover Whitstable and the rest of Kent, as part of our work across South East England, London and Scotland. To book, ring 0345 464 0079 or drop us an email.

Do you have insurance?

Yes. Full insurance covers our work.

Can you match the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before we start.

Is the work guaranteed?

Our 12-month guarantee covers every job, sand mastic included.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What affects the cost of sand mastic

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Helping us quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • Where the job is, and your postcode
  • A few photos by email, if you can

For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. For a job in Whitstable, we need access to where the work is and somewhere nearby to park. For outside work, let us know about side access, gates and any upper-floor joints.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can

Leave it or put it right?

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. Black mould and gaps in sealant do not fix themselves, and in a busy household in Whitstable they spread with every shower and every downpour. Replacing the sealant now is the simplest fix.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
