Bathroom resealing across CT5: what to expect
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and people most often call us about cracked, shrunken or lifting silicone and water getting behind the kitchen upstand.
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Landmarks near Whitstable
Around Whitstable, our work takes us to homes and buildings near Church of St John (Methodist), The Whitstable School and Foxes Cross Bottom and the streets around them. You will also find Whitstable Junior School (under half a mile north-west) and Whitstable Social Club pub (less than half a mile north-west). Bathrooms and kitchens across CT5
Across CT5, from Whitstable, Swalecliffe and Tankerton outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in CT5, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in CT5 can see heavy use in busy months, so their sealant and grout wear faster than most.
Whitstable: For site and facilities teams at buildings such as The Whitstable School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of St John (Methodist), timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What we are called out for in CT5
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
It’s worth asking for a quote if you see:
- A joint torn by a bath that flexes
- Smears of silicone across the tiles
- Mouldy sealant that has gone black
- Water getting behind the bath panel
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Honest limits
It helps to know what we cannot do:
- Damage behind the tiles that needs a tiler
- A leaking waste, trap or valve
- A tray or bath that’s cracked through
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Do not leave water standing on kitchen joints
- Wipe the sealant dry after showering
- Avoid abrasive pads on the sealant
- Use gentle cleaners on the silicone
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
Why deal with it now?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we will tell you.
What your quote should include
- Whether all the old sealant comes out first
- What insurance they hold
- What the quote includes, VAT included or not
- What preparation is included
FAQs for CT5
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Does the resealing come with a guarantee?
Yes. Every job carries our one-year guarantee.
How much does bathroom resealing cost in CT5?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
