Our bathroom resealing service in CT1

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across CT1. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, shower trays & enclosures and basins & vanity units, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles.

We work through the job in order: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across CT1: local notes

Across CT1, from Canterbury, Wincheap and Hales Place outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Canterbury: Letting a property close to Canterbury East station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as St Peter's Methodist Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

So the new joints stay in good condition:

  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)
  • A bath or tray that moves because it is not properly supported

Why it fails

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

It’s worth asking for a quote if you see:

  • A messy, uneven bead from a previous reseal
  • Shrunken sealant along the back of a worktop
  • New sealant laid over old sealant that is now lifting
  • Leaking joints on a shower screen

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for bathroom resealing in CT1

We do not publish a price list. What we look at:

  • Working hours on commercial sites
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

FAQs for CT1

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

How long does a bath or shower reseal take?

Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in CT1.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.
