Joints and finishes in Canterbury homes

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Canterbury East station, a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a building such as St Peter's Methodist Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Community buildings like Church of St Margaret are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Canterbury is in Kent. Canterbury gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our Kent coverage runs to 922 places, Canterbury among them. Our Chelmsford page covers work nearby, about 41 miles away.

All of CT1, CT2, CT4 and CT3 is covered for floor joint sealing, from the main roads to the quietest streets. You will find streets such as Long Market, High Street and High Street St Gregorys, and we cover them all. Canterbury sits on or near the A2 and A28, so getting to you is simple. Close by, we work in Wincheap (1 mile south-west), Harbledown (1 mile west), Hales Place (1 mile north), Thanington (1 mile south-west) and Stuppington (1 mile south). Larger places within reach include Ashford (13 miles south-west), Margate (15 miles north-east), Dover (14 miles south-east), Folkestone (14 miles south), Ramsgate (15 miles east) and Whitstable (6 miles north-west). As one of the bigger places in Kent, Canterbury has every kind of property, from flats to offices.

How we handle floor joint sealing in Canterbury

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints. Typical jobs include open joints around bathroom floor edges and skirting that has pulled away from the floor, across wet room & bathroom floors, commercial floors and concrete floor joints.

Canterbury has plenty of estates from recent decades, where the builder’s original sealant around baths, frames and skirtings may be due for replacing. Snagging and second-fix sealing are part of what we do for developers and new-home owners alike.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

The process

Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most homes, depending on the size of the job. In central Canterbury, parking can be tight, so tell us about driveways, permits or nearby car parks. For flats, mention stairs, lifts and shared entrances as well.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Failed waterproofing under a wet room floor
  • Concrete repairs beyond the joint
  • Large cracks that need a surveyor

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Surfaces we seal

  • Wet room & bathroom floors
  • Thresholds
  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Commercial floors

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Surface by surface

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint. Backing goes in where the depth needs controlling.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Don’t fill floor joints with caulk where they move or get wet
  • Do not paint over silicone
  • Get cracks along tile grout lines looked at early
  • Keep dirt out of the joints

Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels so we will give you each time.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.

Canterbury questions

Is floor joint sealing in Canterbury guaranteed?

All our work, in Canterbury and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you do floor joint sealing in Canterbury?

Yes, Canterbury is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear price.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

Do you work on commercial floors?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Why has a gap opened under my skirting?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.

How we quote for floor joint sealing

Jobs vary more than people expect. The main factors:

  • The type of sealant required
  • How many areas need sealing
  • Any working-time requirements on site
  • The number and length of the joints

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • The address or postcode of the job
  • If someone has resealed it before
  • The rough size of the job

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job.
