Need floor joint sealing in Ramsgate?

Floor joint sealing for homes and businesses in Ramsgate

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk usually cracks where there’s movement, so we use a flexible sealant that moves with the floor. If you’re dealing with floor edges that trap water and grime and grout cracking in a straight line across a floor, we can put it right, whatever the surface.

Shops and business units around Ramsgate have floors that see a lot of traffic. Joints at thresholds and in tiled or concrete floors need resealing before the edges start to break up.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Common questions in Ramsgate

Is there a guarantee on floor joint sealing in Ramsgate?

All our work, in Ramsgate and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

I let a flat near Ramsgate station. Can you help?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.

How long will you be here?

Typically it takes a morning or an afternoon for most homes. Larger jobs naturally take longer.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before any work starts.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season. Rigid fillers split, so we use a flexible sealant.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Surface by surface

Commercial floors

In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work where it’s needed.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the new sealant bonds.

Why it’s worth doing now in Ramsgate

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In a family home in Ramsgate, a failed seal around a bath or a frame lets water into places you cannot see, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

For a quote, phone 0345 464 0079 or drop us an email with the location and a short description of the problem. We will give you a clear quote before any work starts.

Floor joint sealing around Ramsgate

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For landlords with property near Ramsgate station, gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like St. Luke's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Priory Infant School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Do not slide heavy items over sealed joints
  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses
  • Sweep along the edges of the floor

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Landlord and commercial work in Ramsgate

For anyone letting property in or around Ramsgate, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured for the work.

The process

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most rooms, longer for large commercial floors. In Ramsgate, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Mention any tricky access
  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
