Signs you need floor joint sealing in Tower Hamlets
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands and joints fail.
The problems people normally mention when they call include:
- Failed seals where bathroom floors meet baths and panels
- Cracked caulk along skirting in bathrooms and kitchens
- Open gaps along the bottom of skirting boards
- Perimeter joints in tiled floors filled with grout
If you let a flat or house near Dover Priory station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Floor joint sealing in Tower Hamlets, done properly
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt can’t get in. If you have cracked grout where a tiled floor needs a movement joint and gaps at thresholds between rooms, we can help, whatever the surface.
For a new home in or near Tower Hamlets, it’s worth checking the sealant early. Gaps at skirtings, shower seals pulling away and missing mastic around frames are common snags.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of floor joint sealing
We do not publish a price list, because jobs vary so much. What we look at:
- Whether old sealant or filler has to be cut out
- The amount of work
- Access and height
- Any mould that needs treating
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email and we will talk you through it.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or email us.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Walk round the room once a year and look at the edges
- Avoid sloshing water against skirting
- Get cracks along tile grout lines looked at early
- Sweep along the edges of the floor
Silicone sealant is not made to take paint. If you plan to paint, we’ll use a paintable product.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
Your questions about floor joint sealing in Tower Hamlets
I let a flat near Dover Priory station. Can you help?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.
Will you come out to Tower Hamlets?
Yes. Tower Hamlets is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can sealant along the skirting be painted?
For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so it’s kept for wet areas and unpainted joints.
Do you guarantee your work?
Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
New homes and floors in Tower Hamlets
Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
Community buildings like Church of St Peter and St Paul are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Priory Fields School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the visit works
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. For a job in Tower Hamlets, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Clear items away from the joints we are working on

Related advice
Leave it or put it right?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In an older home around Tower Hamlets, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
