Bathroom resealing for Wincheap homes and businesses

About our bathroom resealing in Wincheap

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and basins & vanity units, and people most often call us about gaps where the bath or tray has moved and lumpy, uneven sealant from a DIY attempt.

In a smaller place like Wincheap, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Whatever the size of the job, it’s backed by our one-year guarantee.

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. In a smaller place like Wincheap, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracked or missing grout between tiles (that is regrouting)
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.

Quotes for bathroom resealing in Wincheap

There’s no set price list. The quote depends on:

  • The amount of work
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • Whether the work is at height

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Where the job is, and your postcode

We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, call 0345 464 0079 or drop us an email.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Keep the fan on for a while after bathing
  • Don’t let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What bathroom resealing looks like in Wincheap

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Wincheap has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Canterbury East station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Mildred, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Wincheap Foundation Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Wincheap, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before we start.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
