Chitty Bathroom Resealing
Professional bathroom resealing in and around Chitty, with old sealant always removed completely and a one-year guarantee.
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
- New sealant laid over old sealant that is now lifting
Bathroom resealing in Chitty
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you’re dealing with mouldy sealant that has gone black and smears of silicone across the tiles, we can put it right, on sinks & splashbacks, wet rooms and basins & vanity units alike.
For a small place like Chitty, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
Our work is backed for twelve months, in Chitty and everywhere else we cover.

What we can’t put right
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

When to call us in Chitty
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
Look out for these signs:
- Water getting behind the bath panel
- Water escaping at the shower enclosure
- Two layers of silicone, both failing
- A joint torn by a bath that flexes
For landlords with property near Herne Bay station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What the job involves on each surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- The product the joint needs
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

To help us quote quickly, let us know:
- What’s wrong with the joints now
- Any previous sealing or DIY work

How the visit works
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Chitty needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts

Why act early in Chitty
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again. Around Chitty, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
Why book with us

FAQs for Chitty

Is Chitty within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How much does bathroom resealing cost in Chitty?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Bathroom resealing in Chitty: local notes
Chitty is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Homes close to Church of St Mary the Virgin include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Chislet Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
