Bathroom resealing in Boyden Gate, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Boyden Gate. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Common call-outs are for a bead that has pulled away from the tiles and two layers of silicone, both failing, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures.

Somewhere as small as Boyden Gate, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Quotes for bathroom resealing in Boyden Gate

The quote reflects the job in front of us. We look at:

  • The type of sealant required
  • The amount of work
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

When you call or email, these details help:

  • Whether it has been sealed before
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

Your questions about bathroom resealing in Boyden Gate

Do you work for landlords with property near Herne Bay station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Will you come out to Boyden Gate?

Yes. Boyden Gate is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where do you work from?

We work from Crawley. Our applicators cover Boyden Gate.

How long will the resealing take?

Allow a morning or an afternoon for most single baths and showers. You will know how long to expect before work begins.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth
  • Avoid abrasive pads on the sealant

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

How the job changes by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

The process

The work is kept neat and contained to the area we’re working on. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Somewhere as small as Boyden Gate, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

Do you need bathroom resealing in Boyden Gate?

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Look out for any of the following:

  • Black spots spreading through the bead
  • A messy, uneven bead from a previous reseal
  • Cracked, shrunken or lifting silicone
  • Water getting behind the bath panel

What bathroom resealing looks like in Boyden Gate

Boyden Gate is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Herne Bay station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
