Why it’s worth doing now in Chitty

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. In a small place like Chitty, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Why Chitty clients choose us

Floor joint sealing in Chitty

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. If you have skirting caulk that keeps splitting and grout used at the floor edge instead of sealant, we can put it right, on commercial floors, tiled floors and skirting boards alike.

In a village or hamlet like Chitty, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Our work is backed for twelve months, in Chitty and everywhere else we cover.

What floor joint sealing looks like in Chitty

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Schools such as Chislet Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. For landlords with property near Herne Bay station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Chitty is about 4 miles south-east of Herne Bay, in Kent. Wherever you are in the CT3 postcode area, we can carry out floor joint sealing at your property. Chitty is one of 922 towns and villages in Kent where we work. Our Chelmsford page covers work nearby.

Work in CT3 is quoted and booked the same way as anywhere else. Neighbouring places we cover for floor joint sealing include Chislet (1 mile west), Hollow Street (1 mile south-west), Boyden Gate (1 mile north-west), Old Tree (1 mile west) and Highstead (1 mile north-west). Further out, we also cover Canterbury (7 miles south-west), Margate (9 miles east), Dover (14 miles south), Ramsgate (9 miles east), Broadstairs (10 miles east) and Whitstable (7 miles west).

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Somewhere like Chitty needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

What affects the cost of floor joint sealing

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • The size of the job
  • Access and height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email

There’s no standard price list. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.

Common problems we fix in Chitty

A new floor or screed shrinks and settles as it dries. The edges pull away from the skirting, and rigid fillers crack.

The problems people usually mention when they call include:

  • Perimeter joints in tiled floors filled with grout
  • Gaps between floors and kitchen plinths
  • Gaps opening between the floor and skirting
  • Threshold joints that have opened or worn

Community buildings like Church of St Mary the Virgin are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

What your quote should include

  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • What guarantee comes with the work
  • Is the old sealant removed completely?

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before work begins. It will not solve:

  • Tiles that have lifted or broken
  • Bouncy or failing floorboards
  • Failed waterproofing under a wet room floor

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Thresholds
  • Skirting boards
  • Concrete floor joints
  • Wet room & bathroom floors
  • Tiled floors
  • Commercial floors

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Use a well-wrung mop rather than flooding the floor
  • Act on grout cracks that run in a straight line
  • Check the sealant is paintable before decorating
  • Use furniture pads near skirting

Check the joints after the first winter. Small gaps at the ends can be touched up.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Questions from Chitty

Is Chitty within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Herne Bay station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Is caulk good enough for skirting?

Not where the floor moves or gets wet. Caulk cracks as the floor moves and the gap reopens. A flexible sealant lasts longer there.

How long before the joint can take traffic?

We give you a cure time for each joint. Feet are normally fine first, then mopping, then heavy wheels.

Are you insured?

Yes. We’re fully insured.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.
