Landlord and commercial work in Hicks Forstal
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- Any mould that needs treating
- How many rooms, windows or areas are involved
Combining jobs into one visit is normally more efficient than separate visits. We’ll give you a clear quote for the lot.
What to tell us for a quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- The problem you’ve noticed
Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or send us an email with the details and send photos if you have them.
Hicks Forstal homes and their sealant
Hicks Forstal is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Spires Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Sturry station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Your questions about bathroom resealing in Hicks Forstal
Do you cover smaller places like Hicks Forstal?
Yes, Hicks Forstal is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Sturry station. Can you help?
Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Does the resealing come with a guarantee?
Yes. Every job carries our 12-month guarantee.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
How it works
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. In a small place like Hicks Forstal, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work

Keeping the joints in good condition
So the new joints stay in good condition:
- Clean with a mild bathroom cleaner and a soft cloth
- Keep bottles off the sealant line
- Keep the fan on for a while after bathing
- Never pick at the silicone with a blade
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it. Replacing the sealant early keeps the job small.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

Leave it or put it right?
Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Hicks Forstal can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
