How we handle bathroom resealing in Ash

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Ash. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on shower trays & enclosures, wet rooms and baths, and common reasons people get in touch are gaps where the bath or tray has moved and black mould in the silicone that won’t clean off.

Around Ash, you will mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

There’s a 12-month guarantee on every job, large or small.

Ash: your questions answered

Can you help a landlord with a rental near Sandwich station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Ash?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.

What should I tell you?

Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

What we do, step by step

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Parking around Ash is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Quotes for bathroom resealing in Ash

The price is agreed before any work begins. It’s based on:

  • The number and length of the joints
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Where the job is, and your postcode

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

Why act early in Ash

A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it. In a smaller place like Ash, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What bathroom resealing looks like in Ash

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For landlords with property near Sandwich station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Ash Cartwright and Kelsey Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Nicholas, walls and floors in older homes can move, and sealant and grout show it first.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
