About our fire rated sealant in Staple

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We’re often asked to deal with holes left by a change of layout and open joints along the top of partitions, on flats & HMOs, service penetrations and linear gaps.

In a village or hamlet like Staple, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What sealant work can’t fix

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Doors that are not fire doors in the first place
  • Walls or floors that weren’t built to resist fire
  • Sign-off of the building, which sits with building control or your assessor

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Flats & HMOs
  • Linear gaps
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames
  • Service penetrations

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

What the job involves on each surface

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist, and we’ll say if we spot a problem with them.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

Staple: your questions answered

Can you help a landlord with a rental near Adisham station?

Yes. We work for landlords and letting agents as well as householders. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Staple?

Yes. Staple is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee your work?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Where is Mr Mastic based?

We work from Crawley. We cover Staple and the rest of Kent, along with the rest of our area.

Can ordinary silicone be used in a fire-stopping gap?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.

Do you carry out fire risk assessments?

No, assessment is not something we do. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Take photos of fire stopping before ceilings or boxing go back
  • Check risers, ceiling voids and cupboards during building checks
  • Ask which product was used before you paint
  • Make resealing part of every contractor’s brief

Do not drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.

Do you need fire rated sealant in Staple?

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It may look fine, but it is not a fire-rated seal.

People normally contact us after spotting something like this:

  • Cracked or shrunken fire-rated sealant
  • Gaps left after a refit or conversion
  • Ordinary sealant used where a fire-rated product was needed
  • Fire stopping disturbed by later work

If you let a flat or house near Adisham station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What fire rated sealant looks like in Staple

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like Church of St James are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Why act early in Staple

Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Where a wall is exposed, as many are in small places like Staple, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What we do, step by step

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours for a handful of gaps, and longer for a whole building. In a small place like Staple, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
