Workplaces and buildings in Iden Green

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

Schools such as Benenden Church of England Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Fire rated sealant in Iden Green

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, gap by gap. We’re often asked to deal with ordinary sealant used where a fire-rated product was needed and gaps where walls meet ceilings or slabs, on door frames, service penetrations and plasterboard & masonry.

For a small place like Iden Green, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

All our work is covered by our one-year guarantee, wherever you are in Kent.

When to call us in Iden Green

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It may look fine, but it is not a fire-rated seal.

People usually contact us after spotting one of these:

  • Standard silicone or caulk in a fire-stopping gap
  • Cracked or shrunken fire-rated sealant
  • Sealant items on a fire risk assessment action list
  • Open gaps behind door architraves

If you look after a church, hall or community building such as Church of St George, older buildings that have had new heating or wiring often have service gaps worth checking.

Iden Green: your questions answered

Is there a guarantee on fire rated sealant in Iden Green?

All our work, in Iden Green and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you cover smaller places like Iden Green?

Yes. Iden Green is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

How much does fire rated sealant cost in Iden Green?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.

How we quote for fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • When we can work, for business premises
  • The type of sealant required
  • The size of the job
  • The old material and how stubborn it is

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.

What to tell us for a quote

To help us quote quickly, let us know:

  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

The process

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours for a handful of gaps, and longer for a whole building, and we explain the cure time before we leave. Somewhere like Iden Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
  • Clear items away from the joints we are working on

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Doors that aren’t fire doors in the first place
  • Assessing a building’s fire safety
  • Certifying a building or signing off its fire safety

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Pipe & cable gaps
  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Service penetrations

Leave it or put it right?

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we’ll tell you. Where a wall is exposed, as many are in small places like Iden Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Rated 4.9 stars on Google
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Every job guaranteed for a year

Read what affects the cost or customer reviews.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams in Iden Green and across Kent. We can quote a run of properties together.
