- Fire risk assessments, which need a qualified assessor
- Walls or floors that weren’t built to resist fire
- Problems with the door itself rather than the gap around the frame

How we handle fire rated sealant in Hastings
Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. We work on flats & HMOs, door frames and linear gaps, and common reasons people get in touch are gaps left after a refit or conversion and damaged fire sealant left by other trades.
Places to stay in a town like Hastings need their bathrooms kept in order without closing the building. Room-by-room programmes and out-of-hours working can be arranged.
Big or small, it’s backed by our 12-month guarantee.

Why act early in Hastings
For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. For landlords in Hastings, failed sealant soon turns into tenant complaints about mould, damp or draughts. Sorting it between tenancies is easier than dealing with it mid-let.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

When to call us in Hastings
Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
The problems people usually mention when they call include:
- Open gaps behind door architraves
- Holes left by a change of layout
- Cracked or shrunken fire-rated sealant
- Damaged fire sealant left by other trades
Rented homes near St Leonards Warrior Square station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

- Access and height
- The number and length of the joints
- The product the joint needs
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Hastings questions
Do you take on hotel work around Hastings?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Can you help a landlord with a rental near St Leonards Warrior Square station?
Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Can I use normal mastic around a pipe through a fire wall?
No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Is intumescent sealant the same as fire-rated sealant?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one option among several. The specification and the tested detail decide which is used.
Where are you based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can new sealant go over the old?
No. The old sealant always comes out first.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Fire rated sealant around Hastings
If you run a hotel, guest house or holiday let in a coastal place like Hastings, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.
If you look after a church, hall or community building such as St Luke's Church, gaps around pipes and cables are worth checking after any building work there. For site and facilities teams at buildings such as St Paul's Church of England Academy, service openings in fire-resisting walls need checking after any refurbishment.

- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.
