Fire rated sealant in East Sussex: how it works
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We’re often asked to deal with gaps flagged on a fire risk assessment and open gaps behind door architraves, on door frames, flats & HMOs and linear gaps.
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It normally takes anything from a few hours to several days, depending on how many gaps there are.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.

How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Landmarks near Eastbourne
Around Eastbourne, our work takes us to homes and buildings near St Andrew, Princes Park and Stafford Junior School, among other places. Also close by are The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). Eastbourne’s nearest station is Hampden Park station, about 0.7 miles north-west. Other landmarks nearby include Pevensey Castle (3 miles north-east) and Royal Sussex Regimental Museum (1 mile south-east). For a walk, there’s Combe Hill.
Where we work in East Sussex
From Eastbourne, Hastings and Bexhill-on-Sea to its smaller places, East Sussex has workplaces, hotels and schools with joints to look after, from washroom silicone to fire-rated sealant around service openings.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in East Sussex, joints are cleaned back properly before anything new goes in. Coastal guest houses and holiday lets in East Sussex can see heavy use in busy months, so their sealant and grout wear faster than most.
Eastbourne: Managing a site like Stafford Junior School? Then gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like St Andrew are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Signs you need fire rated sealant
Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
Look out for any of the following:
- Old fire sealant that has split or come away
- Seals cut through by electricians, plumbers or data installers
- Ordinary sealant used where a fire-rated product was needed
- Holes left by a change of layout
How we quote for fire rated sealant
There’s no set price list, because jobs vary so much. The quote depends on:
- Whether the work is at height
- Which sealant suits the joint
- Whether there’s mould to deal with
- The size of the job
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.
What to tell us for a quote
When you call or email, these details help:
- The rough size of the job
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
Surface by surface
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.
Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and record where they are.
What sealant work can’t fix
We will not take on work that won’t last, so these are the limits:
- Problems with the door itself rather than the gap around the frame
- Big openings where sealant alone is not the tested solution
- Certifying a building or signing off its fire safety
FAQs for East Sussex
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Can I choose the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in.
Do you come to East Sussex?
Yes. We work in East Sussex. For a quote, ring 0345 464 0079 or email us.
Can you work in occupied buildings?
Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.
How long will you be here?
It depends on the size of the job, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you certify the fire stopping?
That isn’t something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it.
