What happens if it’s left?

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up means you can show the action was taken. Older cottages and farmhouses around Coleman's Hatch can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why us?

  • Old sealant always removed completely
  • More than 20 years in sealant work
  • ARBOMaster approved applicator
  • Arbo and Everbuild products

Fire rated sealant in Coleman's Hatch

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. If you are dealing with unsealed gaps where pipes and cables go through a wall and linear gaps at the head of walls, we can help, whatever the surface.

Somewhere as small as Coleman's Hatch, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

All of our work is guaranteed for twelve months.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Sign-off of the building, which sits with building control or your assessor
  • Doors that aren’t fire doors in the first place
  • Openings too large for sealant, which need batts, boards or another system

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

I let a flat near East Grinstead station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

What does intumescent mean?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control.

Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or drop us an email and tell us what needs doing and where.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

What the job involves on each surface

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we will mention anything we notice.

Service penetrations

Service penetrations are where new gaps often appear. Old or unsuitable filler comes out before the right sealant goes in.

Workplaces and buildings in Coleman's Hatch

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Rented homes near East Grinstead station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. Community buildings like Holy Trinity Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

How we quote for fire rated sealant

The quote reflects the job in front of us. We take into account:

  • How much there is to do
  • Working hours on commercial sites
  • Access and height
  • The type of sealant required

Doing several joints on one visit usually makes better use of the time than several visits. We’ll send you a clear quote for the lot.

What we need to know

To help us quote quickly, please include:

  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • The rough size of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

How to look after the new joints

To keep the joints looking good and working properly:

  • Plan fire stopping into any work that goes through walls or floors
  • Include hidden areas like risers in routine checks
  • Get damaged fire seals looked at promptly
  • File the fire-stopping record where your assessor can find it

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the job gets bigger.

The process

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Coleman's Hatch needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
