What fire rated sealant looks like in Sidley

Sidley has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

For buildings such as Church of All Saints, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as All Saints Church of England Primary School, service openings in fire-resisting walls need checking after any refurbishment. Fire rated sealant for homes and businesses in Sidley

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We are often asked to deal with standard silicone or caulk in a fire-stopping gap and open gaps behind door architraves, on flats & HMOs, linear gaps and plasterboard & masonry.

If you run a pub, café, guest house or shop in or near Sidley, its washrooms and kitchen need the same sealant care as any big building.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses

Letting agents and landlords in Sidley can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. A visit to Sidley is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks

Related advice

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the quote in Sidley

Your quote is based on your job. We take into account:

  • Whether the work is at height
  • Which sealant suits the joint
  • The number and length of the joints
  • Any working-time requirements on site

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Include hidden areas like risers in routine checks
  • Store the list of sealed gaps with your building paperwork
  • Plan fire stopping into any work that goes through walls or floors
  • Never patch a fire seal with standard sealant

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

Sidley questions

Do you work for hotels and guest houses in Sidley?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Sidley?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you tell me how many minutes the seal will last?

That is not something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

How long will you be here?

It depends on the size of the job, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used for your files.

Different surfaces, different methods

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.

What happens if it’s left?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Homes in smaller places like Sidley can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
