Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point against the product’s tested range.

About our fire rated sealant in Crumbles

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on. Typical jobs include damaged fire sealant left by other trades and unsealed gaps where pipes and cables go through a wall, on service penetrations, plasterboard & masonry and pipe & cable gaps.

If you have holiday lets, a converted barn used for business or a community building near Crumbles, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Whatever the size of the job, you get the same one-year guarantee.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Crumbles needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

Signs you need fire rated sealant in Crumbles

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.

These are the problems we are asked about most:

  • Gaps where walls meet ceilings or slabs
  • New service routes left unsealed after building work
  • Gaps flagged on a fire risk assessment
  • Fire stopping disturbed by later work

For buildings such as St. Richard, older buildings that have had new heating or wiring often have service gaps worth checking.

Questions to ask before booking

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • Are they insured?
  • How the joint is cleaned and prepared

Why act early in Crumbles

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now means you can show the action was taken. In a small place like Crumbles, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • 20+ years of sealant experience
  • Quality sealants from Arbo and Everbuild
  • Any old sealant cut out fully, not covered over
  • Approved under the ARBOMaster scheme

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Check whether a sealant can be painted before decorating over it
  • Store the list of sealed gaps with your building paperwork
  • Report cracked or damaged seals as soon as you notice them
  • Include fire stopping when you schedule refits

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so you can show it was dealt with.

Workplaces and buildings in Crumbles

If you run a hotel, guest house or holiday let in a coastal place like Crumbles, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Rented homes near Pevensey & Westham station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a building such as St Catherine's College, fire-stopping around service openings should be restored whenever new services go in.

Jobs vary more than people expect. The main factors:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Which sealant suits the joint
  • How much there is to do

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
