Crumbles homes and their sealant

Crumbles is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as St Catherine's College, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Pevensey & Westham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Common problems we fix in Crumbles

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Leaking joints on a shower screen
  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles

For an older house near a landmark such as St. Richard, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Choosing a sealant specialist

The process

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower. Somewhere like Crumbles needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us if parking is tricky
  • Mention if the joints have been sealed before
  • Mention any tricky access

Advice

Crumbles: your questions answered

Is Crumbles in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Crumbles is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Is Crumbles within the area you cover?

Yes, Crumbles is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Older cottages and farmhouses around Crumbles can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or email us for an honest opinion and a quote.

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

  • Shower trays & enclosures
  • Basins & vanity units

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
