How we handle external mastic in Crumbles

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. Common call-outs are for movement joints filled with mortar instead of sealant and rain getting behind render or cladding at a joint, on brickwork movement joints, joints between brick and frames and copings & trims.

External sealant needs dry, clean surfaces, so work around Crumbles is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

All our work comes with our 12-month guarantee, wherever you are in East Sussex.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Do you need external mastic in Crumbles?

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

Any of these means the joints need attention:

  • Cracked joints where brick meets render or frames
  • Plants rooting in failed movement joints
  • Movement joints filled with mortar instead of sealant
  • Damp patches traced to an open external joint

Letting a property close to Pevensey & Westham station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Common questions in Crumbles

Yes. We work for letting agents and landlords as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them.

How do I get a quote for external mastic in Crumbles?

Size, access and the old material all affect the cost. Call for a quick quote.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

Walls and rooflines in Crumbles

Crumbles is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as St Catherine's College are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around St. Richard, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Crumbles is about 2 miles east of Eastbourne, in East Sussex. Wherever you are in the BN23 postcode area, we cover external mastic for homes and businesses. Our East Sussex coverage runs to 289 places, and Crumbles is one of them. We also work in Brighton, around 20 miles away.

All of BN23 is covered for external mastic. We cover properties on Tambora Square, Long Beach View and Golden Gate Way and the roads around them. Nearby, we also carry out external mastic in Langney (1 mile west), Pevensey Bay (1 mile north-east), Pevensey (2 miles north), Westham (2 miles north-west) and Stone Cross (2 miles north-west). We also work in nearby towns such as Hastings (11 miles north-east), Bexhill-on-Sea (7 miles north-east), Seaford (10 miles west), Lewes (15 miles west), Hailsham (6 miles north-west) and St Leonards (10 miles north-east).

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Have failed joints looked at early
  • Make sure movement joints are not pointed over
  • Point out the joints to other trades
  • Deal with leaking gutters that soak the joints below

Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

How the visit works

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access. Somewhere like Crumbles needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

Advice

Quotes for external mastic in Crumbles

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The type of property
  • The rough size of the job
  • Where the job is, and your postcode
  • A few pictures by email, if you can

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or email us with the details.

When it is not the sealant

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
