About external mastic in East Sussex
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. Common call-outs are for weeds or debris growing in open joints and joints with sealant missing in places, on concrete & block, façade panels and brickwork movement joints.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Pricing in East Sussex
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

External mastic across East Sussex: local notes
From Eastbourne, Hastings and Bexhill-on-Sea to its smaller places, buildings across East Sussex have walls, gutters and rooflines of every age. Each needs a sealant that can move, laid at the right depth.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building. Coastal guest houses and holiday lets in East Sussex can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Eastbourne: Rented homes near Hampden Park station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as St Andrew, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Why act early?
A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it.
Questions to ask before you book
- Whether you can choose the colour
- When the joint can take water or movement
- What happens if they find a problem under the old sealant
- Who does the work, and how experienced they are
Different surfaces, different methods
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- Any mould that needs treating
- The number of rooms or windows
- The type of sealant required
- Any working-time requirements on site
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.
Asking for a quote
When you call or email, it’s useful to know:
- Whether it has been sealed before
- Any access issues, like height or stairs
- The problem you’ve noticed
- Pictures of the joints, sent by email
To get a quote, call 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
Why it fails
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
These are the problems we’re asked about most:
- Brick movement joints where the sealant has split
- Sealant pulling away from one side of the joint
- Joints pointed up with cement by mistake
- Cracked joints where brick meets render or frames
FAQs for East Sussex
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Where do you work from?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
How often do external joints need resealing?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.
Can a movement joint be filled with mortar?
No, not where the gap is a movement joint. Pointing it stops it working, and the wall may crack nearby. We’ll reseal it with a flexible sealant.
