What affects the cost of external mastic
Call for a quick quote. What matters most is:
- The old material and how stubborn it is
- The number of rooms or windows
- The product the joint needs
- How easy the joints are to reach
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
Helping us quote
To help us quote quickly, let us know:
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- Pictures of the joints, sent by email
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
How we handle external mastic in Jury's Gap
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We work on brickwork movement joints, façade panels and concrete & block, and people most often call us about gaps where render, brick and frames meet and rigid filler in a joint that should flex.
Outside joints can only be sealed when they’re dry, so work in Jury's Gap is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
Your job is guaranteed for a year, as with all our work.

Different surfaces, different methods
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.
Leave it or put it right?
Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. Where a wall is exposed, as many are in small places like Jury's Gap, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. In a small place like Jury's Gap, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:
- Movement that’s more than a sealant joint can take
- Damp that isn’t coming from the joint
- Adding movement joints to masonry that has none
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Jury's Gap questions
Can you help a landlord with a rental near Rye station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Will you come out to Jury's Gap?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
What colours does the sealant come in?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
What is backing rod for?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back.

Outside joints around Jury's Gap
Jury's Gap is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Lamb House (about 4.4 miles west) nearby, there’s older building stock in the area around Jury's Gap as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
Historic houses such as Lamb House, about 4.4 miles west, show how far back building around Jury's Gap goes, and older homes nearby need a sealant that suits their walls.

What we are called out for in Jury's Gap
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
Common reasons people contact us include:
- Old sealant gone brittle and cracked
- Leaking joints around cladding and façade panels
- Sealant pulling away from one side of the joint
- Rigid filler in a joint that should flex
Rented homes near Rye station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
