External mastic in East Guldeford

External mastic for homes and businesses in East Guldeford

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. If you’re dealing with movement joints with cracked, split or missing sealant and gaps where render, brick and frames meet, we can help, whatever the surface.

Older homes in small places like East Guldeford may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water generally gets in.

Our work is backed for twelve months, in East Guldeford and everywhere else we cover.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Movement that is more than a sealant joint can take
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Render & cladding joints

Questions from East Guldeford

Is East Guldeford within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Rye station?

Yes. We work for letting agents and landlords as well as householders. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

How do you reach high-level joints?

Each building is different. Send us pictures and a rough idea of the height.

How long will you be here?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. We’ll confirm how long when we quote.

Do you have insurance?

Yes. Full insurance covers our work.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Why do you put foam in the joint first?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

What we’re called out for in East Guldeford

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

If you can see any of these, it’s time to have the joints looked at:

  • Joints pointed up with cement by mistake
  • Movement joints with cracked, split or missing sealant
  • Moss and dirt in joints with no sealant left
  • Old sealant gone brittle and cracked

For site and facilities teams at buildings such as St Michael's Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing.

What your quote should include

  • How much experience the applicator has
  • What happens if they find a problem under the old sealant
  • Whether VAT is included
  • Is the old sealant removed completely?

10 questions to ask before booking

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Somewhere as small as East Guldeford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Tell us about any water getting in

Related advice

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it
  • Keep water from gutters off the wall
  • Keep high-pressure jets off the joints

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Surface by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

What external mastic looks like in East Guldeford

East Guldeford is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near The Parish Church of St Mary, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Rented homes near Rye station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What happens if it’s left?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. In a small place like East Guldeford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
