External mastic for Iden homes and businesses

External mastic for homes and businesses in Iden

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. If you have gaps where render, brick and frames meet and joints pointed up with cement by mistake, we can put it right.

Around Iden, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in, and they need the right sealant at the right depth.

Our work is backed for twelve months, in Iden and everywhere else we cover.

Walls and rooflines in Iden

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Lamb House (about 2.2 miles south) are a reminder that the area around Iden has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

For landlords with property near Rye station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to The Parish Church of All Saints include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Managing a site like St Michael's Church of England Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Fix overflowing gutters above sealed joints
  • Check external joints each spring
  • Keep soil, plants and ivy away from the joints
  • Tell anyone working on the walls about the movement joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Landlord and commercial work in Iden

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

What the job involves on each surface

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Honest limits

To be straight with you, some problems need a different trade:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Copings & trims

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Older cottages and farmhouses around Iden can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

FAQs for Iden

Can you help a landlord with a rental near Rye station?

Yes. We work for landlords and agents as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Iden?

Yes, Iden is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How do you reach high-level joints?

It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

What happens on the day

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. Somewhere as small as Iden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property
