External mastic in Hastings, done properly

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. If you are dealing with old sealant gone brittle and cracked and rain getting behind render or cladding at a joint, we can put it right, on façade panels, copings & trims and render & cladding joints alike.

Hastings has everything from period brickwork to modern rendered and clad buildings. Newer buildings rely on sealed movement joints, while older ones need their gutters, fascias and trims kept tight.

All our work comes with a one-year guarantee.

Questions from Hastings

Do you cover Hastings for external mastic?

Yes, Hastings is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.

Is external mastic in a coastal place like Hastings any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Why act early in Hastings

Resealing a run of joints in one go is normally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. In a busy place like Hastings, a failed joint in a flat or office can send water into the space below, where it can go unnoticed until the damage is done.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Quality sealants from Arbo and Everbuild
  • We agree the colour with you first
  • Anti-fungal silicone where joints get wet
  • ARBOMaster approved applicator

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes a few hours for a handful of joints, longer for a whole elevation. Jobs in a place the size of Hastings range from town-centre flats to offices and family homes. For each, it helps to know about access, parking and where the joints are.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Hastings buildings and the weather

Hastings is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as St Luke's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near St Leonards Warrior Square station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as St Paul's Church of England Academy, larger buildings have long runs of movement joint that eventually need resealing.

Different surfaces, different methods

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best.

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one before the bead.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep water from gutters off the wall
  • Look over the joints every year, ideally after winter
  • Check the sealant is paintable before painting near it
  • Keep soil, plants and ivy away from the joints

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Once a joint can’t move, the wall finds another way, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How easy the joints are to reach
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.
