How bathroom resealing works in TN38
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and the jobs we see most are water getting behind the bath panel and water getting behind the kitchen upstand.
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Where we work in TN38
Our bathroom resealing work across TN38 covers homes, rentals and businesses, in Hastings, St Leonards and Hollington and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. Parts of TN38 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
St Leonards: Rented homes near St Leonards Warrior Square station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as St Leonard's Church of England Primary Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Landlord and commercial work in TN38
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Cracked or missing grout between tiles (that is regrouting)
- Movement from a bath with loose feet or no proper support
Quotes for bathroom resealing in TN38
For a quick quote, just ask. What matters most is:
- The product the joint needs
- Any working-time requirements on site
- Access and height
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- The rough size of the job
- If someone has resealed it before
If you are in TN38 and need bathroom resealing, phone 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you will get a clear quote before we start.
Common problems we fix in TN38
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
Most people get in touch when they notice something like this:
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
- Leaks into the floor or ceiling below
- Gaps between the worktop and the wall
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
