Bathroom resealing in Bulverhythe: local notes

Bulverhythe is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Bulverhythe has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

In the older streets around St Ethelburga's Church Mission Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like The St Leonards Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near West St Leonards station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How we handle bathroom resealing in Bulverhythe

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks, and the jobs we see most are leaking joints on a shower screen and a bead that has pulled away from the tiles.

Being in a small place like Bulverhythe makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or email us.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. In a small place like Bulverhythe, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we’re working on

Advice

What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What we seal

  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Mould in or behind the old joints
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The type of property
  • Where the property is
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, ring 0345 464 0079 or email us.

Bulverhythe: your questions answered

Is Bulverhythe within the area you cover?

Yes. Bulverhythe is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in Bulverhythe?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Don’t let bottles sit on the bead
  • Give the silicone its full cure time
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
