How we handle bathroom resealing in Belmont

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include gaps where the bath or tray has moved and leaking joints on a shower screen, on kitchen worktops & upstands, basins & vanity units and wet rooms.

Homes around Belmont range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

You get a 12-month guarantee, the same in Belmont as everywhere else we work.

Questions from Belmont

I let a flat near Ore station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

Do you work for hotels and guest houses in Belmont?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

How do I get a quote for bathroom resealing in Belmont?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

How the job changes by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Look for lifting corners and small gaps now and then
  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner
  • Squeegee the walls and tray after use

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Belmont homes and their sealant

Belmont is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Belmont. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

In the older streets around Emmanuel Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Ore station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Ark Castledown Primary Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • When we can work, for business premises
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not guesswork. That is why we ask about the job first.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • The problem you’ve noticed
  • Roughly how big the job is

Want a quote for bathroom resealing? Please phone 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. A visit to Belmont is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why act early in Belmont

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Around Belmont, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
