Sealant work in TN35

Bathroom resealing across TN35: what to expect

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with damp behind the bath or under the tray and mouldy sealant that has gone black, on basins & vanity units, wet rooms and baths.

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across TN35: local notes

TN35 has homes of every age, old and new, with plenty of rented property in places like Hastings, Hastings Old Town and Belmont. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in TN35, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in TN35 can see heavy use in busy months, which is hard on sealant and grout.

Ore: For landlords with property near Ore station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Christ Church, walls and floors in older homes can move, and sealant and grout show it first.

Why it fails

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Any of these means the joints need attention:

  • Leaks into the floor or ceiling below
  • Black mould in the silicone that will not clean off
  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Leave it or put it right?

Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • Whether they’re fully insured
  • How the joint is cleaned and prepared
  • Who turns up on the day

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Do not leave water standing on kitchen joints
  • Keep bottles off the sealant line
  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
