What the job involves on each surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Honest limits

We will always be straight with you, so here’s what sealant cannot fix:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Why act early in Ore

Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Ore, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Bathroom resealing around Ore

Ore is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Letting a property close to Ore station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Christ Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When to call us in Ore

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

Keep an eye out for any of the following:

  • Splits where the tray meets the wall
  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • A messy, uneven bead from a previous reseal

If you look after a building such as Sandown Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before booking

  • Who turns up on the day
  • How the joint is cleaned and prepared
  • What product goes in the joint
  • Whether they’re fully insured

Our hiring checklist

Landlords, agents and businesses in Ore

If you manage several properties in or around Ore, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Housing providers, facilities teams and property managers book us too in Ore and across East Sussex. Several sites can go on one quote, and we’re fully insured for the work.

What we do, step by step

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. A visit to Ore is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

Ore: your questions answered

Do you work in hotels near Ore?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is Ore within the area you cover?

Yes. Ore is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
