Bathroom resealing in Guestling

About our bathroom resealing in Guestling

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Guestling. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and failed sealant on the screen profile.

In a village or hamlet like Guestling, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Guestling, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

Signs you need bathroom resealing in Guestling

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

These are the problems we are asked about most:

  • Smears of silicone across the tiles
  • New sealant laid over old sealant that is now lifting
  • Black mould in the silicone that won’t clean off
  • Splits where the tray meets the wall

If you look after a building such as Guestling Bradshaw Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner
  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Guestling questions

Can you help a landlord with a rental near Three Oaks station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Guestling?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us with a short description of the job.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What sealant work can’t fix

New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

Bathrooms and kitchens in Guestling

Guestling is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Three Oaks station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as St Laurence's Church, walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
