Three Oaks Bathroom Resealing

Signs you need bathroom resealing in Three Oaks

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Water escaping at the shower enclosure
  • Water getting behind the bath panel
  • Black spots spreading through the bead
  • A messy, uneven bead from a previous reseal

For site and facilities teams at buildings such as Buckswood School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathroom resealing for homes and businesses in Three Oaks

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have two layers of silicone, both failing and shrunken sealant along the back of a worktop, we can help.

Homes around Three Oaks are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All our work is covered by our 12-month guarantee, wherever you are in East Sussex.

Why act early in Three Oaks

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes. If we find a deeper problem, you’ll hear it from us. Where a wall is exposed, as many are in small places like Three Oaks, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Why Three Oaks clients choose us

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the cost of bathroom resealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • How many rooms, windows or areas are involved

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • Photos by email, if that’s easy
  • If someone has resealed it before

Bathrooms and kitchens in Three Oaks

Three Oaks is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Three Oaks station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as St Laurence's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Avoid abrasive pads on the sealant
  • Do not let bottles sit on the bead
  • Wipe the sealant dry after showering
  • Look for lifting corners and small gaps now and then

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

The process

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. Somewhere like Three Oaks needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
