Bathroom resealing in Blacklands: local notes
Blacklands is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Blacklands. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Schools such as Ark Blacklands Primary Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Ore station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. Around Blacklands, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

- Failed grout lines across the wall

Joints and surfaces we work on
- Baths
- Kitchen worktops & upstands
- Sinks & splashbacks
- Shower trays & enclosures
- Basins & vanity units
- Wet rooms
The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. In a smaller place like Blacklands, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Mention any tricky access

Blacklands: your questions answered
Is Blacklands within the area you cover?
Yes. Blacklands is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work in hotels near Blacklands?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we are fully insured.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Blacklands.
How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The size of the job
- Mould in or behind the old joints
- How many areas need sealing
- When we can work, for business premises
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- If someone has resealed it before
- Access, such as stairs, a lift or height
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work and give you a clear price.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Look for lifting corners and small gaps now and then
- Dry the bead with a towel now and then
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just ring 0345 464 0079 or drop us an email.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
