Our bathroom resealing service in TN31
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and the jobs we see most are failed sealant on the screen profile and a joint torn by a bath that flexes.
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What affects the price in TN31
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Why choose Mr Mastic

Where we work in TN31
Our bathroom resealing work across TN31 covers homes, rentals and businesses, in Rye, Northiam and Camber and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in TN31, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in TN31 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Rye: In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Rye Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
How the job changes by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Quotes for bathroom resealing in TN31
You’ll get a clear quote before we start. It’s based on:
- Which sealant suits the joint
- Any working-time requirements on site
- Mould in or behind the old joints
- Whether the work is at height
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- If someone has resealed it before
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
Signs you need bathroom resealing
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Lumpy, uneven sealant from a DIY attempt
- Damp behind the bath or under the tray
- A bead that has pulled away from the tiles
- Mouldy sealant that has gone black
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
- Squeegee the walls and tray after use
- Clean with a mild bathroom cleaner and a soft cloth
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Your questions about bathroom resealing in TN31
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
