Book glazing silicone in Rye

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Glazing silicone in Rye, done properly

We work across Rye on glazing joints for homes and businesses. From conservatories to shower screens, it’s the same careful method, with a sealant chosen for the joint. We are often asked to deal with water running down inside the glass and water getting into a conservatory at the joints, across conservatory frames, glass-to-frame joints and glass-to-glass joints.

Around Rye, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

FAQs for Rye

I let a flat near Rye station. Can you help?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Is Rye within the area you cover?

Yes, Rye is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Why not top up the existing silicone?

New silicone will not bond to old silicone and water gets between the layers. The old bead always comes out first.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Rye.

Are you fully insured?

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How long does the job take?

Typically it takes a few hours, depending on how many joints need doing. Bigger jobs take longer, and we’ll tell you how long to expect.

Different surfaces, different methods

Conservatory frames

Frame joints face sun and rain all year. Renewed sealant keeps water out.

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.

Frames and glazing around Rye

Rye is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Rye station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. In the older streets around Church of St Mary, the joint between an old wall and a newer frame is generally the first place rain gets in.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for most jobs, depending on the amount of work. In a smaller place like Rye, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work

Related advice

Common problems we fix in Rye

Glass and frames expand and contract with the temperature at different rates. Over years, that movement tears the silicone.

If you can see any of these, it’s time to have the joints looked at:

  • Black or yellowed silicone on glass joints
  • Failed sealant around rooflight glass
  • New silicone smeared over old sealant
  • Water getting into a conservatory at the joints

For site and facilities teams at buildings such as Rye Community Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • What happens if they find a problem under the old sealant
  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • What the quote includes, VAT included or not

10 questions to ask before booking

Leave it or put it right?

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. In an older home around Rye, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Why book with us

  • An ARBOMaster approved applicator
  • Colour picked to suit the job
  • Fully insured
  • We never seal over old sealant

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Keep scrapers and blades away from the silicone
  • Stick to mild cleaners on glass
  • Open vents or windows to let moisture out
  • Avoid strong solvents on or near the sealant

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

What affects the cost of glazing silicone

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

To make quoting easier, please include:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • A few pictures by email, if you can
  • Whether it’s a home or a business

To get a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.
