How bathroom resealing works in TN29
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, wet rooms and baths, and people most often call us about water escaping at the shower enclosure and a reseal done over the top of the old bead.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What affects the price in TN29
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Where we work in TN29
From Dymchurch, Lydd and St Mary's Bay to its smaller places, homes across TN29 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials. TN29 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.
Dymchurch: For site and facilities teams at buildings such as Dymchurch Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Peter and St Paul include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Landlords, agents and businesses in TN29
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
For anyone letting property in or around TN29, several properties can go on one quote. Send us the addresses and the work at each.
When something else is needed
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
Surface by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Aftercare tips
To keep the joints looking good and working properly:
- Run the extractor fan during and after every shower
- Use gentle cleaners on the silicone
- Don’t leave water standing on kitchen joints
- Never pick at the silicone with a blade
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
TN29 questions
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
