Bathroom resealing in Dungeness
Homes in Dungeness have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include lumpy, uneven sealant from a DIY attempt and a joint torn by a bath that flexes, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.
Somewhere as small as Dungeness, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

What we’re called out for in Dungeness
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Common reasons people contact us are:
- Black spots spreading through the bead
- Damp behind the bath or under the tray
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
Whether the job is in Dungeness itself or nearby, the right material for each joint matters as much as a neat finish.
What your quote should include
- Whether VAT is included
- What product goes in the joint
- Whether you can choose the colour
- How the surfaces are prepared before sealing

What else we do in Dungeness
Why act early in Dungeness
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Around Dungeness, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before we start.

Questions from Dungeness
Will you come out to Dungeness?
Yes, Dungeness is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Dungeness in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Dungeness is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
How long before the new sealant can get wet?
After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
What affects the quote in Dungeness
The quote reflects the job in front of us. We take into account:
- Any working-time requirements on site
- Access and height
- The old material and how stubborn it is
- The product the joint needs
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Whether it’s a home or a business
We quote each job on its own, so the first step is telling us about yours. Simply phone 0345 464 0079 or drop us an email and describe the job.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathrooms and kitchens in Dungeness
Dungeness is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In and around Dungeness, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

The process
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. Somewhere like Dungeness needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

How to look after the new joints
A little care helps the new joints last. Our advice:
- Do not let bottles sit on the bead
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
