Window mastic for Dungeness homes and businesses

About our window mastic in Dungeness

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for gaps between the frame and the inside reveal and water coming in at the bottom corners of a door, on window sills, composite doors and uPVC windows.

In a village or hamlet like Dungeness, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What affects the quote in Dungeness

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • The rough size of the job
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Questions from Dungeness

Is window mastic in a coastal place like Dungeness any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Dungeness in your area for window mastic?

Yes, Dungeness is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will send you a clear quote.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

What do you need from me for a quote?

Tell us what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How much does window mastic cost in Dungeness?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Frames and glazing around Dungeness

Dungeness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For jobs in and around Dungeness, choosing the right material for each joint is as important as a tidy finish.

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

Composite doors

Front doors take the weather head on. We pay most attention there.

When to call us in Dungeness

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.

Look out for these signs:

  • Water coming in at the bottom corners of a door
  • Black, perished sealant on frames
  • Hard, cracked sealant around windows
  • Whistling draughts around closed windows

In and around Dungeness, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • How the colour is chosen
  • Is the old sealant removed completely?
  • Who turns up on the day
  • Is VAT in the price?

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take most of a day for a typical house, less for a few frames. In a small place like Dungeness, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:

  • Damp problems in the wall away from the window
  • A door that needs adjusting, rehanging or new seals
  • Condensation trapped between the panes

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Aluminium frames

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Walk round the house once a year and look at the joints
  • Keep timber frames painted
  • Keep paint off silicone joints
  • Wash the frames with mild soapy water

Silicone cannot normally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
