Remedial sealant in Dungeness, done properly
Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and botched or over-sealed joints, and common reasons people get in touch are torn expansion joints and gaps opening along the back of the worktop.
Being in a small place like Dungeness makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
All our work is covered by a one-year guarantee.

How we quote for remedial sealant
There’s no set price list, because jobs vary so much. The quote depends on:
- Any working-time requirements on site
- The product the joint needs
- How many rooms, windows or areas are involved
- How easy the joints are to reach
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- A few pictures by email, if you can
- Whether it has been sealed before
- The rough size of the job
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Water damage behind tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Your questions about remedial sealant in Dungeness
Is there a guarantee on remedial sealant in Dungeness?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you cover Dungeness for remedial sealant?
Yes. Our work covers London and the South East, and Dungeness is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.
Can you fix a reseal that hasn’t worked?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Where are you based?
We work from Crawley. We cover Dungeness and the rest of Kent, along with the rest of our area.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
What the job involves on each surface
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint isn’t the cause, we will say so.
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.
Why deal with it now?
Mould under a bead can’t be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. Where a wall is exposed, as many are in small places like Dungeness, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?
- We’re fully insured
- Over 20 years’ experience
- Quality sealants from Arbo and Everbuild

Remedial sealant around Dungeness
Dungeness is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In and around Dungeness, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. Whether the job is in Dungeness itself or nearby, the right material for each joint matters as much as a neat finish.
Dungeness is about 11 miles south-west of Hythe, in Kent. Jobs in Dungeness get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 922 towns and villages across Kent. Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The process
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. Somewhere like Dungeness needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
- Tell us about any previous sealing or DIY attempts

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Look for stains below bathrooms now and then
- Never fill a movement joint with mortar or grout
- Use a soft cloth, not a scourer, on silicone
- Don’t add new sealant on top of old
Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
