Lydd Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right in Lydd, with a 12-month guarantee on every job. Call for a quick quote.
- Thick, messy sealant smeared over tiles
- Black mould underneath the bead
- Caulk or the wrong sealant used in a wet area
The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. In a smaller place like Lydd, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First we find out how and where the joint has failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Advice
How we handle remedial sealant in Lydd
Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. We are often asked to deal with kitchen joints letting water behind the worktop and over-sealed joints coming away, on shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints.
Homes around Lydd range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why act early in Lydd
A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In an older home around Lydd, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Use a soft cloth, not a scourer, on silicone
- Keep an eye on the ceiling below the bathroom
- Never seal over old silicone
- Run the fan after every shower
Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, call 0345 464 0079 or send us an email.
Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.
What remedial sealant looks like in Lydd
Lydd is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Lydd Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to All Saints Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

FAQs for Lydd
Is Lydd within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work in hotels near Lydd?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
What if resealing won’t fix my leak?
You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, so we will not pretend it will.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Do you fix expansion and movement joints?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected.
Surface by surface
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.
Movement & expansion joints
Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.
Honest limits
We won’t take on work that will not last, so these are the limits:
- Sealant in an older building that needs testing for asbestos first
- Tiles that have come away from the wall
- Movement from fittings that aren’t supported
If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.
Joints and surfaces we work on
- Failed movement joints
- Leaking tray & enclosure joints
- Expansion joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
