What affects the quote in Dungeness
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether the work is at height
- Which sealant suits the joint
- Mould in or behind the old joints
- The size of the job
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

External mastic in Dungeness
Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. Typical jobs include weathered mastic that no longer stretches and rigid filler in a joint that should flex, across render & cladding joints, brickwork movement joints and concrete & block.
Older homes in small places like Dungeness may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in, and they need the right sealant at the right depth.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

How the job changes by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best in all weathers.
What external mastic looks like in Dungeness
Dungeness is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
In and around Dungeness, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. Whether the job is in Dungeness itself or nearby, the right material for each joint matters as much as a neat finish.

Landlord and commercial work in Dungeness
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
How it works
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take anything from a few hours to several days, depending on the building. Somewhere as small as Dungeness, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about any previous sealing or DIY attempts
- Mention any leaks or damp you’ve noticed

Honest limits
To be straight with you, some problems need a different trade:
- Failed render or damaged cladding panels
- Structural movement, which needs a surveyor or engineer
- Cracks in the bricks or render themselves, away from the joints
If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.
Surfaces we seal
- Joints between brick and frames
- Brickwork movement joints
- Render & cladding joints
- Façade panels
- Copings & trims
- Concrete & block
Looking after it afterwards
After the cure time, these simple habits help:
- Avoid pressure-washing directly into sealant joints
- Walk round the building once a year and look at the joints
- Point out the joints to other trades
- Leave the joints unpainted unless we’ve said otherwise
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Around Dungeness, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Your questions about external mastic in Dungeness
Will you come out to Dungeness?
Yes. Dungeness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is external mastic in a coastal place like Dungeness any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding.
