External mastic in Lydd-on-Sea

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the joint doesn’t stand out. We work on façade panels, brickwork movement joints and render & cladding joints, and common reasons people get in touch are movement joints with cracked, split or missing sealant and failed seals between different materials.

Outside joints can only be sealed when they’re dry, so work in Lydd-on-Sea is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

How the job changes by surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap and keep the sealant to the right depth.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Lydd-on-Sea, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Somewhere like Lydd-on-Sea needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know about parking restrictions
  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children

What we’re called out for in Lydd-on-Sea

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

The most common problems we see are:

  • Sealant that has lost its bond to the brick or render
  • Joints pointed up with cement by mistake
  • Rain getting behind render or cladding at a joint
  • Cracked joints where brick meets render or frames

If you look after a building such as Greatstone Primary School, larger buildings have long runs of movement joint that eventually need resealing.

What your quote should include

  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first
  • When the joint can take water or movement

How to choose a mastic man

Lydd-on-Sea questions

Is Lydd-on-Sea within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect external mastic in Lydd-on-Sea?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. There’s a wide choice of exterior colours.

How long does external mastic take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll tell you when we quote.

Are you insured?

Yes. Mr Mastic is fully insured.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How long should I leave it?

Cure times vary by product. We tell you how long to leave it before we go.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Subsidence or other structural problems

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

What we seal

  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Lydd-on-Sea buildings and the weather

Lydd-on-Sea is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Peter's, the joints between older walls, newer extensions and the roofline need a sealant that can move.
