About bathroom resealing in TN26

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and the jobs we see most are leaks into the floor or ceiling below and mouldy sealant that has gone black.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Bathroom resealing across TN26: local notes

From Ashford, Hamstreet and Bethersden to its smaller places, homes across TN26 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.

Hamstreet: Managing a site like Hamstreet Primary Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of the Good Shepherd, older homes can move a little, which is hard on rigid grout and tired sealant.

Surface by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Why it fails

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that has split, shrunk or peeled away
  • Leaks into the floor or ceiling below
  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep bottles off the sealant line
  • Squeegee the walls and tray after use
  • Use gentle cleaners on the silicone
  • Dry worktop joints after washing up

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

How we quote for bathroom resealing

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Mould in or behind the old joints

Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear price for the lot.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • Photos by email, if that is easy
  • Whether it has been sealed before
  • Where the property is

To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

TN26 questions

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.
