Bathroom resealing in Tutt Hill, done properly

Homes in Tutt Hill have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you have gaps between the worktop and the wall and failed sealant on the screen profile, we can put it right, on baths, wet rooms and kitchen worktops & upstands alike.

Around Tutt Hill, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All our work is covered by a 12-month guarantee.

Why act early in Tutt Hill

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. Around Tutt Hill, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Do you need bathroom resealing in Tutt Hill?

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Common reasons people contact us include:

  • Gaps where the bath or tray has moved
  • Mouldy sealant that has gone black
  • Leaks into the floor or ceiling below
  • Sealant that has split, shrunk or peeled away

Managing a site like The Hayesbrook School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Wet rooms

What happens on the day

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers. Somewhere as small as Tutt Hill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet
  • Don’t leave water standing on kitchen joints

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Questions from Tutt Hill

Do you cover Tutt Hill for bathroom resealing?

Yes. We work across London and the South East, and Tutt Hill is part of that. You can call 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.

Can you help a landlord with a rental near Charing station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.
