Bathroom resealing across TN24: what to expect

Homes in TN24 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, wet rooms and basins & vanity units, and people most often call us about leaks into the floor or ceiling below and black spots spreading through the bead.

Before we leave, we go over the finished joints with you. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

What you’ll pay

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathroom resealing across TN24: local notes

Our bathroom resealing work across TN24 covers homes, rentals and businesses, from Ashford, Kennington and Godinton to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across TN24 is planned around the weather.

Kennington: In the older streets around Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Ashford International station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.

Common problems we fix in TN24

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

Keep an eye out for any of the following:

  • Leaks into the floor or ceiling below
  • Water escaping at the shower enclosure
  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Keep an eye on the corners, where splits start
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing
  • Wipe up water along the back of the worktop

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Honest limits

It helps to know what we cannot do:

  • A bath or tray that moves because it is not properly supported
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

TN24 questions

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.
