How we handle bathroom resealing in Bockhanger
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Bockhanger. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, shower trays & enclosures and basins & vanity units, and common reasons people get in touch are black spots spreading through the bead and failed sealant on the screen profile.
In and around Bockhanger, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Bathroom resealing in Bockhanger: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. Bockhanger has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you let a flat or house near Ashford International station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Your questions about bathroom resealing in Bockhanger
Do you cover smaller places like Bockhanger?
Yes. Bockhanger is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Ashford International station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Why act early in Bockhanger
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Around Bockhanger, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. A visit to Bockhanger is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Do not let bottles sit on the bead
- Do not leave water standing on kitchen joints
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Different surfaces, different methods
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.
Signs you need bathroom resealing in Bockhanger
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally will not clean off.
Look out for these signs:
- Black spots spreading through the bead
- A bead that has pulled away from the tiles
- New sealant laid over old sealant that is now lifting
- Shrunken sealant along the back of a worktop
Managing a site like Phoenix Community Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- Which sealant they’ll use, and why
- What happens if the job turns out different
- The length of the guarantee
- Who turns up on the day
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
