Bathroom resealing in TN23: how it works

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for splits where the tray meets the wall and a reseal done over the top of the old bead, on sinks & splashbacks, wet rooms and kitchen worktops & upstands.

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across TN23: local notes

Across TN23, from Ashford, Stanhope and Godinton outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in TN23.

Ashford: Managing a site like Chilmington Green Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

What your quote should include

  • Whether all the old sealant comes out first
  • Is VAT in the price?
  • Whether the sealant suits the joint
  • How long the guarantee is

How to look after the new joints

Looking after new joints is easy:

  • Don’t leave water standing on kitchen joints
  • Keep bottles off the sealant line
  • Let new sealant cure fully before it gets wet
  • Squeegee the walls and tray after use

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What affects the quote in TN23

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • Where the property is
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.

What sealant work cannot fix

We will always be straight with you, so here’s what new sealant won’t do:

  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded

Common questions in TN23

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you work in TN23?

We do. TN23 is part of the area we cover.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Can you get rid of the black mould in my sealant?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
