Park Farm Bathroom Resealing
Bathroom resealing across Park Farm and nearby, with old sealant always removed completely.
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
Bathroom resealing in Park Farm
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved, across baths, sinks & splashbacks and basins & vanity units.
In and around Park Farm, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Signs you need bathroom resealing in Park Farm
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Common reasons people contact us are:
- Lumpy, uneven sealant from a DIY attempt
- Gaps where the bath or tray has moved
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
For site and facilities teams at buildings such as Kingsnorth Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Surface by surface
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

What else we do in Park Farm
Why it’s worth doing now in Park Farm
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. In an older home around Park Farm, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we do, step by step
At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. A visit to Park Farm is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Tell us if parking is tricky
- Tell us about any water getting in
- Mention any sign-in or site rules at work premises

When it is not the sealant
We won’t take on work that won’t last, so these are the limits:
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
- A leaking waste, trap or valve
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.
What we seal
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Kitchen worktops & upstands
What affects the quote in Park Farm
There’s no set price list, because no two jobs are the same. The quote depends on:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- The size of the job
- The type of sealant required
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- Any access issues, like height or stairs
We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details.
Park Farm: your questions answered
Will you come out to Park Farm?
Yes, Park Farm is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Ashford International station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Where are you based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
What do you need from me for a quote?
Tell us what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Bathroom resealing around Park Farm
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as Church of St Michael, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Ashford International station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
