Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Bathroom resealing in Newtown
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, baths and sinks & splashbacks, and the jobs we see most are a reseal done over the top of the old bead and gaps between the worktop and the wall.
In a smaller place like Newtown, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.
All of our work is guaranteed for twelve months.

Why act early in Newtown
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is normally all it takes. If we find a deeper problem, you’ll hear it from us. In a smaller place like Newtown, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep scourers and sharp tools away from the bead
- Move toiletries away from the joint
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Bathroom resealing around Newtown
Newtown has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as East Stour Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Ashford International station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Newtown questions
Do you take on hotel work around Newtown?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you work for landlords with property near Ashford International station?
Yes. We work for landlords and agents as well as homeowners. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.
Can I choose the colour of the sealant?
You are not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. In a smaller place like Newtown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit

Advice

More services for Newtown
What the job involves on each surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.
What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- The size of the job
- Any working-time requirements on site
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
We quote each job on its own, so start by telling us what you need. Simply phone 0345 464 0079 or send us an email and describe the job and send photos if you have them.
